Best Calculators to Use Before Buying a Home
A practical guide to the SumPilot calculators that help buyers compare affordability, rent vs buy, maintenance, utilities, and cash left after closing.
Recommended tools
Begin with the full monthly payment
A homebuying decision should not start and end with principal and interest.
Property taxes, homeowners insurance, mortgage insurance, HOA fees, utilities, repairs, and maintenance can change the real monthly number. Use calculators that show those layers separately.
Compare renting and buying over time
Buying usually has higher upfront costs and potential long-term benefits. Renting usually has more flexibility and lower transaction costs.
The time horizon matters. A home that could make sense over ten years may not make sense if you expect to move in two.
Keep cash reserves visible
A bigger down payment can lower the monthly payment, but it can also leave less cash for repairs and emergencies.
Before buying, compare the payment with the cash left after closing. A technically affordable home can still be fragile if the buyer has no reserve left.
